Request
Property Tax Appeal Check
This is a request for a look at whether a property assessment is worth a closer look. The check does not estimate a tax bill, it does not produce a number, and it does not file an appeal. A reply is a conversation about the records you already have.
Results vary. Nothing is guaranteed. This is not tax advice and not legal advice. NorthPeak does not file property tax appeals and does not act as counsel.
How the county process works is described in the Cook County property tax appeals guide and the Cook County and Lake County guide. Those pages are general information, not a review of your property. Properties outside Cook County are handled case by case.
What the check looks at
- Which county process applies, in plain terms.
- Whether the papers you already have are enough to review.
- Whether the next conversation is with you, with an attorney, or not worth having.
What this check does not do
- It does not file a property tax appeal.
- It does not act as legal counsel.
- It does not give tax advice or legal advice.
- It does not estimate a bill, a reduction, or any other number.
Who may file at the Board of Review
Property owned by an LLC or a corporation must be represented by an attorney at the Cook County Board of Review. An individual owner may file for property in their own name. NorthPeak does not represent anyone there. Board of Review Rule 1.
What happens next
- You send the property location and anything you already have on the assessment.
- We reply within one business day.
- We say whether the records may support a closer look, and whether the next step belongs with you, with an attorney, or neither.

Checked October 29, 2026 against the Board of Review dates and deadlines page and its 2026 township calendar (PDF). Northfield Township's November 6, 2026 close is also in the Board's October 7, 2026 notice for Lyons, Northfield, Stickney, and West Chicago. The PDF spells Lake View as Lakeview.
The same PDF lists a first-installment exemption window for all townships, open August 3, 2026 and closed September 1, 2026. That window is for exemptions, not for the complaint dates in the table.
Group 1 has a re-review window of October 26, 2026 through October 28, 2026. Re-review dates for Groups 2 and 3 are TBD, check the Board of Review. The PDF lists hearing dates for Groups 1 and 2 without naming which township each date belongs to, so those dates are not copied here. Group 3 hearing dates are TBD, check the Board of Review.
This table is Cook County only. Properties outside Cook County are handled case by case. Confirm a date on the day you use it.
Notify me when my township opens
Leave an email and the township. We use them to tell you when the Board publishes or opens that filing window. If the window is already in the table, this is a request for a later one. It does not start a review and it does not file anything.
How to read a deadline
The township on the assessment notice decides the window, not the village name. Glenview, Niles, Morton Grove, and Wheeling can sit in more than one township. Niles Township and Wheeling Township are not on the published 2026 calendar, so their dates are TBD, check the Board of Review.
After the check
If you want to go further
The free check may say whether the records support a closer look. If you want more than that, the paid next step is a review NorthPeak quotes in writing before it starts. It may include organizing income and expense records, a rent roll, or the county's published figures, for the owner or the owner's attorney. Where an LLC or a corporation owns the property, an attorney represents the owner at the Board of Review, and this review may be prepared for that attorney.
The fee is for the review. The Cook County Assessor and the Board of Review decide the assessment. NorthPeak does not file the appeal and does not act as counsel.

FAQ
Common questions
Does this check estimate a result?
No. It does not estimate a tax bill, a reduction, or any other figure. Results vary, and nothing is guaranteed.
Will you file the appeal?
No. NorthPeak does not file property tax appeals and does not act as counsel. Property owned by an LLC or a corporation must be represented by an attorney at the Cook County Board of Review. An individual owner may file for property in their own name. Board of Review Rule 1 is the Board's own statement of who may file.
Is this tax or legal advice?
No. This is not tax advice and not legal advice. A reply is a conversation about the records you send, not a determination of what you owe.
What should I include?
The county, the township, the city or village, and the property address or parcel if you know it. An assessment notice helps. It is fine if you do not have one yet. Do not send account numbers or a Social Security number.
Is there a charge for the check?
No. Sending the form does not obligate you to do anything further.
I pay the property tax through my lease. Can you review it?
If you pay the property tax through your lease, usually the owner or the owner's attorney files. Check the Board of Review rules. An individual taxpayer may represent property in their own name. We may review the records if the owner asks, or if you have the owner's written authority to discuss them. If the owner wants more than this free check, the paid next step is a review quoted in writing before it starts. That review may organize income and expense records for the owner or the owner's attorney. It does not estimate a bill or a reduction, and it does not file anything. The assessor and the Board of Review decide any later change.
What if the property is not in Cook County?
Properties outside Cook County are handled case by case. The filing table on this page is the Cook County Board of Review calendar only.
